On a large number of the valuations that I carry out, Landlords ask me what an inventory is and why they actually need it. I truly believe that this document is as important as a Tenancy Agreement as it directly affects the deposit. I therefore decided to record a series of video’s about Inventories, what they consist of, why they are so important and what details they include. I hope you enjoy my video, but if you would like to ask me any questions about this subject matter, or for more information about Lettings please call me on 0161 474 8668.
This week we have been instructed on yet another fantastic buy-to-let investment… they are quite literally flooding in! This time it is on Stream Terrace, which is a lovely cul-de-sac in the Offerton area. The property is close to the Portwood Road roundabout, so it offers great transport links onto the M60 and connecting motorways. This makes this area particularly popular with tenants as does The Peel centre, with numerous high street stores!
The property is currently owner occupied, which I think is also evident just from looking at the pictures of the property as it is in immaculate condition and the decor is really beautiful. The vendors have obviously taken a lot of care over the property and put a lot of money into its rennovation. The property boasts a large kitchen/reception room, complete with dining area, as the whole of the downstairs has been opened up making it light, bright and spacious. There is a large private, lawned garden to the rear of the property which is accessed through french doors. On the first floor are two large double bedrooms and a large modern bathroom.
This property would make a fantastic buy-to -let investment for sure! It is currently on the market to be sold for £139,950 and we believe that we could easily find you a tenant who would be looking to pay in the range of £695pcm and £725pcm, which would give you a yield of 5.96% to 6.22%. If you would like any lettings or property advice then please do call me on 0161 474 8668 as I would love to be able to help you!

Lifecycle profile is a useful indicator of the complexion of residents in a locality. Some areas, like inner cities and built-up areas, have lots of young single people who live in flat shares or alone. Most of the suburban parts of the country are filled up with families. Some parts have a large elderly population, particularly around the coast.
I hope you are all well and enjoying the sunshine this Friday afternoon.
I am very sorry for my awful pun above – chat to you about Chatham Street – but I do genuinely want to steal a moment of your time to talk to you about yet another fantastic investment property that we have just taken on the market for sale in Edgeley. The property is currently rented out and the tenant is paying below market value of £565pcm for this lovely two double bedroom terraced house. The rent could be much higher here, as the property is in good condition, has a very large open plan reception room and dining room which has lovely exposed floor boards. To the rear of the property and in an extension is a large, modern kitchen through which there is access to a huge yard! On the first floor, the layout has provided two large double bedrooms as the kitchen extension is carried up to the first floor of the property which has allowed for a separate, large and contemporary bathroom to be provided, off an open and spacious hallway.
I believe that in the current lettings market this property should be achieving £650pcm to £675pcm which would make any investor a healthy yield of 5.57% to 5.79% if purchased in line with the asking price of £139,950. This property is also extremely beneficial as in terms of the decor it needs absolutely no work. Its a total win, win, win…. and even better… I know for sure that I would be able to rent this to fantastic working professional tenants!
If you would like to discuss this property with me in more detail, or if you would like to book a viewing on the property or prehaps even just to know more about investing in rental properties in Stockport, please give me a call directly on 0161 474 8668, my name is Gemma Lowe and I am the Lettings Manager here at Julian Wadden Stockport Exchange.
