I have been speaking to my Landlords for a long time about investing in the residential area close to Portwood Roundabout, the M60 link and the Peel Centre.  Why!?  I hear you ask.  Well, in this region the property prices have not gone through the roof like they have in Edgeley (SK3) so you can still find a two bedroom terrace in good condition for £120k, which you will no longer find in the Edgeley area.  In terms of rental price you would still be looking at the same per calendar month, which means one thing and one thing only – a better yield; and lets be honest that is what a Landlord is looking for when thinking of purchasing a potential investment property!

So, here is another fantastic opportunity in Charlotte Street, SK1.  The property has two very good sized double bedrooms on the first floor as the bathroom is downstairs on the ground floor.  This is not something to be concerned about and will not put tenants off.  The advantage to having the bathroom downstairs is that you have two equal sized, large, double bedrooms which a lot of tenants are actually looking for.  Also on the ground floor are two reception rooms, a kitchen, the bathroom as mentioned and then access out onto a garden at the rear.

The property does look as though it needs some cosmetic improvements and one thing I have noted is that it looks as though it requires new carpets throughout.  With this in mind and a potential rental income of £650pcm this would give you a healthy yield of 6.5% which is excellent!

Investment Opportunity – Knowsley Crescent, Stockport, SK1

Hello Readers!

I love working as an Estate Agent and finding properties for my Landlords which are great investment opportunities and today is another one of those days where I have stumbled upon something I would love to share with you…

Throughout my career I have always found (without exception) that an ex-council property rents well because the bedroom sizes are always fit for purpose – sometimes unlike a property which has been converted into 2 or 3 bedrooms and perhaps the room sizes are smaller than usual due to this.  This is something that you don’t find in an ex-council property where all the rooms are appropriate sizes as they are purpose built properties.  So without further ado, I introduce Knowsley Crescent, which is an ex-council, three bedroom property.  The property is on the market with Ian Tongue and appears (from the pictures) to be in very good condition and therefore requiring little/no work to get it ready for Letting.  If you have a look at the floor plan you will see that firstly the bedroom sizes are all very good and it will work well as a three bed.  That on the first floor, the lounge/kitchen configuration is very nice and I am sure you will agree having a separate kitchen and a lovely large, bright living space is always appealing.  Now, this property would rent for £75pcm to £825pcm in its current condition giving you a 4.9% to 5.2% yield… BUT hold your horses!  I have an idea.

From the floor plan, you will see that the ground floor is predominantly a garage, with a small reception room at the back which then leads onto the garden.  I think that this is where, in time you could add even more value.  If this garage space was converted into a 4th bedroom then this would increase the yield further and would potentially let for £850pcm to £925pcm.  This is where you see a great yield to up to 5.8% which is much better!

I hope you are all well and are getting ready for Spring coming?  I have seen a few snowdrops whilst I have been out walking over the weekend, so I have a spring in my step today as Spring is most definitely one of my favorite seasons.

So, with spring on the horizon and my new found cheer I decided to scour the market for a new investment deal for you all and I have come up with the goods!  I have found this lovely two double bedroom mid-terraced property in Stockport, SK1 so close to the Peel Centre and the Portwood Roundabout (making it very easy to access the M60 ring road) on Charlotte Street.

The property is available with Peter Anthony Estate Agents and is on the market at £119,950.  The property is in a great condition (from what I can see on the pictures) and looks as though it would require no work at all in order to house a tenant – the kitchen and bathroom both seem in good condition, clean and modern!  I believe a property like this should rent for £650pcm which would give you a yield of 6.5% which is a really good yeild and no money would need to be spent on the property so you would be able to get an income straight away.

fancy a very grand design in Stockport (Sk1), then I present you with bank chambers!

Hello Readers!

January has been absolutely crazy for Lettings!  We have had so many Instructions for new rental properties in SK1, SK2 and SK3 and so many Lets Agreed within these areas that my time has been taken up dealing with happy tenants and delighted Landlords. So, I am consequently living in a state of euphoria!  However, I am not here today just to boast about my lettings prowess, nope… I am here to tell you about a fantastic investment opportunity that I have come across and this type of investment is my absolute pleasure!

Since being young I have been an avid watcher of ‘Grand Designs’ and I love seeing the transformation of an old, quirky building with numerous period features being delicately revealed and methodically restored.  So, imagine my delight when today I came across this building on Rightmove!  For a cool £88,000 you could purchase a one bedroom apartment within this historic building in central Stockport, opposite Market Hall.  This building is called Bank Chambers and it has been purchased and restored by local developers who have done a fantastic job and produced 9 luxury apartments which are a mixture of one and two bedrooms.

The building used to be the Midland Bank, which is a stunning, grade two listed building and it is in the heart of the Old Town Centre of Stockport which has become an extremely trendy location within SK1.  These types of property/conversion are starting to pop up all over Stockport now which is extremely exciting, as more and more investment comes to the area and the regeneration gets underway!

So, ‘what would this property rent out at Gemma!?’, I hear you cry.

I believe a one bedroom apartment in this charming building would rent for somewhere between £600 per calendar month and £650 per calendar month based on the furnishings i.e. unfurnished vs. furnished.  I have found that people moving into the city centre do like some furnishings and that higher rental prices can be achieved if furnishings are available.  So, this would give you a very healthy yield of 8.1% to 8.8%.  I think this is one of the best yield’s I have seen in 2017-2018 so snap it up investors!
