The Gin Jamboree is coming soon to Stockport’s Town Hall. It is an event which showcases over 100 varieties of gin from around the country and beyond. It takes place on Friday 21st April, between the hours of 18.30pm and 11.00pm. Interest has been so strong that they have already announced two further event dates, later in the year, in September.
Throughout March 2017 the Great British Spring Clean will be in place. It is an idea, created by Melissa Murdoch in 2015, which encourages local residents to get out on to the streets and clean up their local area. The timing couldn’t be more perfect in Stockport, with our image currently in transition due to all of the on going investment. It really is a great chance to get out and get proud of the area you live in.
It’s Stockport’s Foodie Friday Festival this week, on February 24th. If you haven’t been before then I suggest you get yourself down there. It is a monthly event based in and around the Market Hall area of Stockport Old Town, where local restaurants, cafe’s and bars come together to put on a wide variety of food and drink, whilst entertainment is provided by local bands and musicians. It’s a great evening out for all the family.
It was a very sad day when my mother said to me… ‘Gemma, Money doesn’t grow on trees!’ and in natural Gemma style I thought ‘pah, I will show you Sally!’
I am to this day still looking for a money tree and a four leaf clover (as I never did find one of those either) but I have found my own little money maker… money tree.
I soon learnt, after living in London for a few years that money does grow in property. In houses, not in my bank account, but I never ever thought I would be able to get on the ‘so called’ property ladder or to be a Landlord. That was a dream. But I am very pleased to tell you that I am both… and money makes money. Property really is the safest place to invest and let me show you another little GEM (get it!?) that has appeared online with PURPLEBRICKS!
As I mentioned in my last article I am getting a lot of calls from people all over the country that are looking to invest their money in Stockport and I think that this property could be a fantastic option.
‘Where is it?’ I hear you ask… Well, it is just off the M60 at Junction 27 on a road called Carrington Road which is close to the popular Vernon Park area and the Woodbank Memorial Park. This mid-terrace house has three good sized, double bedrooms, an open plan kitchen/dining area and kitchen and a lovely shared garden at the rear of the property. The property has recently been refurbished, so it has a new, modern high gloss kitchen and a lovely neutral bathroom. It has also been painted neutrally throughout so it would appeal to most tenants looking to rent.
The property is being marketed at an asking price of £117,500 and for a property of this stature I think it could potentially rent out for £700 Per Calendar Month. This would mean a rental yield of 7.15% which is a great return on your initial investment!
The current owners bought this property exactly 12 months ago for £65,000 so I think that there may be a deal to be done here on the price to, for someone who is either a cash buyer or chain free! But don’t forget… there is potential capital appreciation here too!
The Brexit vote and the falling value of the pound have led some to think sales levels might have dipped in the market. However, as the chart shows, sales levels have remained steady throughout the year, contrary to the perceived negativity in the market. We expect steady sales levels in the coming 12 months.
Whether an area is ‘up-and-coming’ or has arrived, the wealth distribution can indicate if the area has the character you are after. In Stockport, the majority of households are ‘more comfortable’ (32.0%). The corresponding figure in the region is 29.9%, whereas the national average is 30.3%.
Due to the government’s budget moving to the autumn, we are unlikely to see market activity affected by new policy changes in the short term. With market confidence strong and a positive outlook for the construction industry, we expect steady price growth. In fact, average sold prices of terraces is up 8.1% in 18 months.
Stockport’s Redrock complex has absolutely flown up over the last few months and is really starting to take shape. The development, which includes a ten screen cinema, a multi-storey car park, and several bars and restaurants, is set to open it’s doors at the back end of this year. It will provide a great social option for the town centre, as well as creating several job opportunities.
